The Swallows is a beautifully presented holiday home with a garden and parking, situated in the peaceful and idyllic village of Kingsbarns, just a 10 minute drive from the historic town of St Andrews. Set across one level, this outstanding three-bedroom holiday rental provides every comfort for up to 5 guests and is perfect for families, golfers or couples wishing to step off the world for a while and relax in this tranquil part of the world.This Kingsbarns holiday cottage is a ‘home from home’ with a sociable open plan living area, a light and bright conservatory, a fully-equipped kitchen (with a fridge, coffee maker, washing machine, microwave, oven, and a range of cooking utensils), a family bathroom, easy parking, a television, internet — all of which will help you to relax, unwind and enjoy the company of loved ones throughout your stay. You’ll be able to pack relatively light because, upon arrival, you’ll find freshly laundered linen and towels, as well as toiletries. There are also hair dryers in the bedrooms.

Whilst holidaying in Kingsbarns, you can make the most of the varied family friendly attractions in the local area and on the Scottish coast. The village of Kingsbarns boasts a beautiful beach with a terrific toastie shack, a delightful distillery, a country estate with wonderful woodland walks, and a great golf course. If you’re looking for a wee dram, there’s The Inn at Kingsbarns, or if a cup of tea and some home baking are what you’re after then there’s a quirky vintage tearoom called Simpatica.
You can easily hop onto the Fife Coastal Path from the village, and then either head up the coast to explore the other fishing villages in the East Neuk (Anstruther, Crail, Pittenweem, St Monans, and Elie) or hike to St Andrews to soak up the historic sights of this famous university town where you’ll find a plethora of eateries and attractions. If hiking isn’t your thing, or in the case of inclement weather, then these destinations are also easily accessible by car or bus.

KINGSBARNS is a wonderful area to explore and has a truly mesmerising beach, also known locally as Cambo Sands. Two miles of golden sandy beach and expansive skies provide a magical backdrop in the early morning and evenings. If you are able to stay locally in our fantastic Kingsbarns holiday accommodation, it’s worthwhile waking early or staying late here to appreciate the incredible pink and purple skies on show. The name ‘Kingsbarns’ originates from when the area housed large barns that were used to store grain before being transported to the Palace at Falkland, where Mary Queen of Scots was known to enjoy staying.
Away from the beach, a peaceful stroll around Kingsbarns village will take you past a popular family-run hotel and restaurant. The Inn at Kingsbarns holds barbeques in the summer, or if the weather is chillier, you can nurse a dram in their Bar or Snug.
If Whisky is your thing, The Kingsbarn’s Distillery offers various lengths of tours to give you a hands-on introduction to Scotch Whisky. A basic tour allows you to see around the working distillery and then be led up to one of their tasting rooms to try their new spirit and two samples of their Single Malts.
Kingsbarns is probably best known for its world-class links golf course, which hugs the grassy dunes along this stretch of coastline. It has hosted the Women’s British Open Golf Championship, and plays host to the Annual Dunhill Links Championship, where celebrities and professional golfers mingle and play over the famous links at Kingsbarns, nearby St Andrews, and Carnoustie further up the coast.

Cancellation policy
Cancellations must be notified to and received by us in writing (preferably by email) and once received we will confirm and process your cancellation request.
We offer Flexible Cancellation which removes the stress and worry of booking your holiday. You can cancel your booking and obtain a full refund of the lodging costs you have paid for up to ninety (90) days before the Holiday Commencement Date. For example, if your Holiday Commencement Date is a Saturday, then you can cancel as late as the prior Saturday. However, we ask that you give us as much notice as possible about your cancellation.
If you cancel in less than 90 days of the Holiday Commencement Date then date, you may be due a partial refund from your booking:
- Between 90 days – 30 days of the Holiday Commencement Date will refund 35% less of the total accommodation cost (the “Deposit”)
- Less than 30 days of the Holiday Commencement Date no refund will be issued (100% of the holiday cost will be forfeited), as we will have incurred costs and are unlikely to be able to re-let our accommodation in such short period of time.
For this reason, we strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations. This will give you the peace of mind that you will get your money back if you need to cancel your holiday at almost the last minute. If you choose not to, you accept responsibility for any loss you may incur due to your cancellation.

"This house is perfectly located for golfers wanting to enjoy all the amazing links courses in the area, and is just 15 minutes from St Andrews. The house was clean and beds were comfortable. We stayed here during the 150th Open Championship and the location was perfect. Sadly the house owners, who were happy to accept greatly inflated rental prices, failed to have the golf channel on their tv, even after we politely asked. This would have cost them about £25 to provide! Greed overtaking common sense in this instance! Sadly, this did leave a bitter taste…………"
